What's included in the factory price?
The factory price covers the complete flat-pack kit: steel framing, wall panels, roof system, windows, doors, flooring, electrical wiring, plumbing, and all fixtures. It excludes shipping, foundation/slab work, and on-site installation by your local builder.
How long does production and delivery take?
Factory production takes 17–20 working days from confirmed order. Shipping to Australian ports typically takes 15–25 days depending on destination. Total lead time from order to site delivery is approximately 6–8 weeks.
Does it comply with Australian building standards?
Yes. Our structures are engineered to support AS4600 (Light Gauge Steel) certification. We use G550 AZ275 galvanised steel, termite-resistant B3-grade OSB, WELS-certified plumbing fixtures, and double-glazed windows that meet Australian energy efficiency requirements. We provide full engineering documentation for your local certifier.
Can I customise the floor plan?
Absolutely. While we offer standard models (GF34 Standard and Premium), we also build 100% custom designs from your approved drawings. Send us your plans and we'll engineer a complete LGS framing package within 48 hours.
How does on-site assembly work?
The flat-pack kit arrives in a standard 40ft container with numbered components and assembly drawings. Your local builder assembles the steel frame, installs wall panels, roof, and windows — typically in 1–2 weeks. No specialist equipment beyond standard construction tools is required.
Do you offer warranty?
Yes. Our steel framing carries a structural warranty. All fixtures and fittings come with manufacturer warranties. We stand behind every kit that leaves our factory — if something arrives damaged or defective, we replace it.
What's the difference between GF34 Standard and Premium?
Premium upgrades include: higher corrosion-resistant AZ275 steel, Nichiha interior panels (vs standard board), double-glazed windows with fly screens (vs single glazed), aluminium-magnesium-manganese metal roof tiles (vs aluminium panels), rockwool insulation (vs polyurethane), and B3 termite-resistant OSB throughout.
